Stop Foreclosures!

Eastlake is well known for the amount of foreclosures our neighborhood has experienced. It has impacted the Nation, but it has also hit home in a hard way. We need to educate ourselves on the options we have and what we can do to stop these foreclosures and stabilize our house values. It is critical that we communicate and talk about this issue with our relatives, friends and neighbors. It is an issue that can affect us directly, or indirectly.

Fortunately, there is hope. And there are other options out there other than foreclosure.

The Obama Administration has implemented a number of programs to assist homeowners who are at risk of foreclosure and otherwise struggling with their monthly mortgage payments. The majority of these programs are administered through the U.S. Treasury Department and HUD.

Distressed homeowners are encouraged to contact their lenders and loan servicers directly to seek alternatives to foreclosure, but if you are experiencing difficulty communicating with your mortgage lender, there are many organizations that can help on your behalf.

The Making Home Affordable © (MHA) Program is a critical part of the Obama Administration's broad strategy to help homeowners avoid foreclosure, stabilize the country's housing market, and improve the nation's economy.

Home Affordable Refinance Program (HARP) for “Underwater” Mortgages

Many homes in Eastlake are "Underwater" in this market, and you may qualify under the (HARP) program.

Home Affordable Refinance Program (HARP): If you are current on your mortgage and have been unable to obtain a traditional refinance because the value of your home has declined, you may be eligible to refinance through HARP. Treasury/FHA Second Lien Program (FHA2LP): If you have a second mortgage and the mortgage servicer of your first mortgage agrees to participate in FHA Short Refinance, you may qualify to have your second mortgage on the same home reduced or eliminated through FHA2LP. If the servicer of your second mortgage agrees to participate, the total amount of your mortgage debt after the refinance cannot exceed 115% of your home’s current value. Assistance for Unemployed Homeowners
Home Affordable Unemployment Program (UP): If you are having a tough time making your mortgage payments because you are unemployed, you may be eligible for UP. UP provides a temporary reduction or suspension of mortgage payments for at least twelve months while you seek re-employment. Click Here for more information.

Emergency Homeowners’ Loan Program (EHLP), Substantially Similar States: If you live in Connecticut, Delaware, Idaho, Maryland, or Pennsylvania, Click Here for more information about EHLP assistance provided in your state.

FHA Forbearance for Unemployed Homeowners: Federal Housing Administration (FHA) requirements now require servicers to extend the forbearance period for unemployed homeowners to 12 months. The changes to FHA’s Special Forbearance Program announced in July 2011 require servicers to extend the forbearance period for FHA borrowers who qualify for the program from four months to 12 months and remove upfront hurdles to make it easier for unemployed borrowers to qualify. Home Affordable Foreclosure Alternatives (HAFA): If your mortgage payment is unaffordable and you are interested in transitioning to more affordable housing, you may be eligible for a short sale or deed-in-lieu of foreclosure through HAFA SM.

FHA-Insured Mortgages

The Federal Housing Administration (FHA), which is a part of the U.S. Department of Housing and Urban Development (HUD), is working aggressively to halt and reverse the losses represented by foreclosure. Through its National Servicing Center (NSC), FHA offers a number of various loss mitigation programs and informational resources to assist FHA-insured homeowners and home equity conversion mortgage (HECM) borrowers facing financial hardship or unemployment and whose mortgage is either in default or at risk of default.

Heritage Funhouse Carnival

The PTO at Heritage Elementary School invites the local community to come out and enjoy an evening of great fun at its annual carnival. This year's FunHouse Carnival takes place Friday, September 10 from 1:00 to 7:00 p.m. at the school. In celebration of Hispanic Heritage Month, the public is invited to experience a collection of popular Latino films in a unique outdoor setting. In addition, there will be a Latino art exhibit and live music and dance entertainment.

In the end, she resourcefully navigates a surprising avenue for making some money, the city's recycling.
September 15 - Free Screening of A MI ME GUSTA, directed by Ralph Kinnard! When Margartia's dreams, to become a famous cook come to a crumbing halt when immigration kicks her out of the country - her arrival in Venezuela is painful. Little does she know that the famous English chef, Paul Welsare, is about to arrive in Venezuela and this will give her the opportunity to dream again.
September 22 - Free Screening of CARLITOS Y EL CAMPO DE LOS SUENOS, directed by Ralph Kinnard! Carlitos Bermudez has two desires in life: first, to find a kind couple who will adopt him from the Spanish orphanage where he lives, and second, to become a soccer player for Spain's youth national team. With the help of his fellow orphans and his best friend Chunks, he sets out on a mission to prove his soccer playing abilities to the world and to himself.

September 29 - Free Screening of LA MISSION, directed by Peter Bratt! Growing up in the Mission district of San Francisco, Che Rivera (Benjamin Bratt) has always had to be tough to survive. He's a powerful man respected throughout the Mission barrio for his masculinity and his strength, as well as for his hobby building beautiful lowrider cars. A reformed inmate and recovering alcoholic, Che has worked hard to redeem his life and do right by his pride and joy: his only son, Jes, whom he has raised on his own after the death of his wife. Che's path to redemption is tested, however, when he discovers Jes is gay. To survive his neighborhood, Che has always lived with his fists. To survive as a complete man, he'll have to embrace a side of himself he's never shown.

The Eastlake Village Walk Shopping Center in Chula Vista is a fine example of what thoughtful design and architectual details can bring to life. Shoppers are delighted to roam this center, which setting transport you to a different place and time.

A project by San Diego-based Sudberry Development Inc., the development arm of Sudberry Properties. This project was made possible by a $51.5 million loan with Fremont Investment & Loan for the land acquisition and planned construction of The Village Walk at EastLake. The 13.25-acre parcel is entitled for 157,000 square feet of specialty retail space. Sudberry Properties also developed and owns the adjacent EastLake Village Marketplace, a 410,000-square-foot community shopping center anchored by Lowe's and Target, that is equaly superbly designed and built.

Village Walk at EastLake's tenants include Borders Books, Brigantine Seafood, Golden Spoon, Trophy's, Henry's Marketplace, Pat and Oscars, Petco, Pier One, and Trader Joe's. Sudberry Development President Colton Sudberry says Village Walk at EastLake will be more of a specialty center versus its neighboring EastLake Village Marketplace.

Tuesday August 12th, 2008 was the grand opening of Otay Ranch's newest restaurant Oggi's. Just off Eastlake Parkway, across the street from Otay Ranch Shopping Center.

We really enjoyed this super friendly, customer oriented dining experience. The decor is a very comfortable upscale sports bar theme. Flat screens facing all directions. Full bar, with a wide choice of locally brewed specialty beers. Outdoor dining also available. Take out seems to be their bread and butter.

The menu is authentic Italian cuisine with a great choice of salads and great appetizers.

We loved the margherita classico pizza with was a thin crust pizza with your classic tomato, basil and mozzarella toppings. Loved the fact that it was not greasy, but light and fresh as a margherita should be.

We also ordered the honey BBQ chicken wings which had a delicate spicy sweet and sour sauce.

Really enjoyed the beers, especially the Megarvey's Scottish Ale (gold medal winner of the 2008 world beer cup).

The atmosphere is that of a relaxing sports bar with a family friendly feel.

Excellent customer service and friendly. Makes you think We finally have a friendly neighborhood sports bar.

Will definitely visit again.

Oh, and if you are an avid beer drinker. Ask about their beer club!

If you enjoy the comforts of reading and have not come across Eat, Pray, Love, then I suggest you read it as soon as you read this post.
Why? Because this book is in the making, possibly staring Julia Robers and I would hate for you to miss out on the brilliance, and insight fullness of this great writer.
Eat, Pray, Love is a fascinating book that tells the story of the author Elizabeth Gilbert, as she struggles to find herself in a year long spiritual journey of eating, praying and eventually loving. Elizabeth or Liz as her friends call her, is a 35 year old established author who is married and has a wonderful life in the New York suburbs, when she realizes she is not truly happy and does not want to have children. She prays to God for the first time and begs for some sort of light shed on her situation. As she struggles through a tough divorce and a failed affair, she takes a year off of life to live in Rome to indulge in the comfort foods of Italy and learn Italian, then in an Ashram in India to find spiritual solace through meditation and prayer, and finally to find love in Indonesia where she ends her year long journey. The book is full of adventure and interesting stories that Liz claims are true. Where she travels into the depths of her inner sole and discovers love.
I enjoyed the book immensely. Many people were turned off by her display of selfishness as she does not want to have children. But look beyond that to get to know her as she reveals herself in this tell all book.
A joy to read! Inspirational, light hearted and pleasurable reading.

Is it time to reconsider your spending habits? – Money Matters.

More and more Americans are driving themselves further in debt with their over indulgent spending habits. The world is becoming more eco friendly and greener. But what about American spending habits?

With the idea of realizing their American dream and easy qualifying loan programs, many Americans flooded themselves in crazy debts and explosive mortgages. With new terminologies like lines of credits and HELOCS, Americans without realizing went overboard in spending habits that went way beyond their means.

So now we face the economic realization that houses were not going to appreciate forever and that many of us drenched our savings in a short period of time. Facing an economic crisis and recession, weak dollar, inflation and never-ending high fuel costs. So I ask myself. Is it time to reconsider our spending habits?

All in all I see that even with all these negative economic outlooks, many of us have not changed our spending habits and have no inclination on doing so. It seems that we have lost that discipline in taking charge of our finances and getting our families on the right track. So for that purpose I have written down some of the key things to consider in this tight money market we are faced with:

Budgeting Discipline ABC’s

Avoid over spending by having a purpose when you head out to the malls. Set a time-limit and a list you’ve made before shopping; then stick to it. Limit the number of trips to the store or mall and never shop when hungry or depressed.

Budget! Call it a budget, spening plan or what you will. We all need one! Budgets help you organize and control financial resources, set and realize goals and decide in advance how money will work for the good of your family.

Control your spending! Determine how much needs to be spent each month in every area and develope a spending plan.

Decide your purchases based on real need and not Desires! You may need a car, but do you need a gas-guzzler with rims on dubs?

Explore your options. Don’t take the first offer you get on a loan, or item. Take the time to find out what other options are available.

Face your finances. Take a good look at where your money goes, so you can find the leaks and stop them.

Goals!! Set goals for your money. Long term and short term.

Home is where the heart is! Do you know how much home you can trully afford. Make sure you are not overspending on Home expenses. Many americans are paying too much for their homes, and home loans.

Impulse! Do not buy items on impulse!!! Buying items on impulse with a credit card – Big mistake!!

Jack of all trades. Learn to be a jack of all trades and save money. Buy yourself a “How to fix it book” you will be surprised at how much money you can save by fixing your broke washer yourself instead of running of to the store and buying a new one.

Kick that spending bucket to the curb. You don’t need most of the things you buy.

Look!!! Adopt the “Look-now-maybe-I’ll-buy-later attitude.”

Meals! Cooking your own meals as opposed to eating out could save you lots of money and be healthier.

No! Learn to say “No” to shopping.

Organize your finances. Keep an organized file in your home of your bills, bank account statements, and other important items. And take some time to look at them carefully on a regular basis. You may find mistakes in some of those bills that need your attention.

Plan ahead! When you need to buy something. Don’t just head out the door to buy it. Plan ahead as to how much you can afford, and where is the best place to buy it. (Consider return policies, prices and reliability).

Quit! Quit all the unnesesary habits that are costing you money. Smoking is expensive. So is alcohol and other habits that are bad for you anyway.

Record! Keep a record of spending and purchases. Maybe seeing it on paper makes you realize how unrealistic your habits are.

Save money up front for both known and unknown expenses, with a rigorous commitment to stick to the plan.

Taxes. Make sure you are using all the tax credits you are entitled to. Your money could be funneling out because of your lack of interest in learning about tax credits available to you.

Used! Go to local thrift stores once in a while. You may be surprised to find that excersise equipment you have been dreaming of at a bargain price.

Value what you have! Sometimes we just need to go through our own stuff to realize that we don’t need anything. By taking a close look at the stuff we already have and value it. Kind of when you were a kid and took a closer look at your toybox. You were pleasantly surprised to find our you still enjoyed playing with that old game you had forgotten you still had.

“Want to buy list”. If you feel the need to buy something that’s not budgeted, put it on a want-to-buy list. Then find two additional prices for the same item, to be sure it’s a good buy. After a week’s wait and checking prices, you may change your mind—or at least you should get the best buy on the item—but, do not charge it.

Xyz. Have your ZZZ’s and sleep on it baby!

Getting started on a budget/spending plan isn’t always easy, but it is essential. And once you take control and achieve your goals you will be feeling better about your finances and hopefully realize, you really didn’t need to spend so much in the first place.

International News - Is Venezuela Next?

U.S. Military Base Near Venezuelan Border?

Despite his record unpopularity, it would appear that President Bush wants to go out of office with a bang. Having failed to overthrow Hugo Chávez through an attempted coup, the White House now hopes to escalate pressure on Venezuela’s President by other means.

On Saturday, a U.S. navy plane strayed into Venezuelan airspace. Venezuelan Defense Minister Gustavo Rangel said that the aircraft "practically flew over" the island of La Orchila - where Venezuela has a military base and President Hugo Chávez has a residence - and another island before turning back. U.S. officials claimed the plane had “navigational problems.”

"This is just the latest step in a series of provocations," Rangel said.

From Orchila to the Fourth Fleet

Indeed, tensions have been mounting in recent days. The Navy is now reactivating its fourth fleet in the Caribbean. The fleet, which will include a nuclear aircraft carrier, will be based in Mayport, Florida.

The fleet hasn’t seen any action in Caribbean waters since World War II. In February 1942, the Germans sank a number of oil tankers full of Venezuelan crude. The attack caused a nationalist outcry in Venezuela and Caracas began to side more openly with the allies. In response to the attacks the U.S. patrolled the area, hunting down Nazi submarines which were wreaking havoc on allied shipping. After the war, with no more German U-boats prowling Caribbean waters, the Fourth Fleet was dissolved.

So, why resuscitate the fleet now?

The navy claims the move is necessary to protect maritime security. The real reason however may have more to do with Washington’s desire to wage a kind of psychological war against the Chávez government and to foment a climate of political tension.

From Laptops to Border Incursions

In its quest to get rid of Chávez, the White House has also sought to spark tensions between Colombia and Venezuela. There’s a good chance that the U.S. Southern Command passed crucial military intelligence to the Bogotá government when the latter attacked an encampment of FARC guerrillas inside Ecuadoran territory. After the March 1 assault, which resulted in the deaths of guerrilla leader Raúl Reyes as well as 20 other insurgents, and which arguably constituted an act of international terrorism, the Colombian authorities claimed that Chávez and Rafael Correa, Ecuador’s pro-Venezuelan President, were doing their utmost to support the FARC.

As evidence they produced documents allegedly found on FARC laptop computers which remarkably survived the attack intact. The documents, Colombia says, prove that Chávez has provided weapons, munitions, and $300 million in aid to the FARC. After conducting its own investigation, Interpol declared that Colombia did not modify, delete or create any files, although the Andean nation did not always follow internationally accepted methods when handling the computers. The agency stated that the documents came from a FARC camp, but investigators could not conclusively prove that the information contained within the documents was totally accurate.

In Washington, State Department Spokesman Sean McCormack pounced on Interpol’s report, remarking that the laptop files indicating Venezuelan support for the FARC were “highly disturbing.” Chávez has rejected the accusations, calling the Interpol report a "clown show" that "doesn't deserve serious comment." The Venezuelan leader said all relations with Colombia as well as his country’s cooperation with Interpol would undergo “deep review.” Seeking to rhetorically destroy his adversaries, Chávez referred to Interpol chief Ronald Noble as a "mafioso” and “an aggressive Yankee cop." In yet another memorable outburst from the Venezuelan leader, Chávez added that Noble’s true name was "Mr. Ignoble.”

As if relations between Colombia and Venezuela could slip no further, on Saturday, the same day that the U.S. navy plane passed into Venezuelan airspace, Chávez accused Bogotá of sending its troops across the border in an illegal incursion. The two South American nations share a 1,370-mile border that winds through mountains and thick patches of jungle. In a written statement, Venezuelan Foreign Minister Nicolás Maduro said that 60 Colombian troops had been intercepted in Venezuela's western Apure state, about 875 yards from the nations' shared border.

Controversy Over Guajira

Amidst ominous signs that the U.S. might be seeking to destabilize the Venezuelan government, a new controversy is swirling. William Brownfield, the U.S. ambassador to Colombia, recently remarked that the U.S. would consider relocating its military air base at Manta, Ecuador to Colombia. According to the New York Times, an area mentioned in later reports was the Guajira region near the Venezuelan border. Colombia’s foreign minister, Fernando Araújo, quickly denied that Colombia had any plans to allow the United States to establish a base in Guajira.

The controversy could not have come at a worse time.

Already, tensions have risen as a result of secessionist efforts in the westernmost state of Zulia which spans the Venezuelan Guajira region. Recently, the Chávez opposition in Zulia proposed a feasibility study for potential independence from the federal government. What’s more, Zulia Governor Manuel Rosales, who lost to Chávez in the December 2006 presidential election, announced his support for his state’s autonomy.

Speaking on his weekly TV show Aló, Presidente!, Chávez warned opposition leaders that any move towards Zulia autonomy would lead to confrontation. “I advise those individuals who want to break up Venezuela to think it through very well. We won’t tolerate a political fragmentation of our country,” he declared, adding that any such attempts would be met with force. The Venezuelan leader went on to say that Zulia autonomy constituted an “imperial plan” designed and supported by the United States to take control of strategic oil areas.

An impoverished region, the Guajira is home to Wayúu Indians who come and go across the frontier. The area is full of barren desert and straddles the Colombian-Venezuelan border. Geographically remote, the Guajira has historically been embroiled in diplomatic controversy. In 1928, Colombian authorities were so concerned about secessionist plots in the region that Bogotá's House of Deputies met in secret session to discuss "moves of Yankee agents in the Departments of Santander and Goagira which sought to provoke a separatist movement which, united to Zulia [in the midst of the Venezuelan oil zone] would form the Republic of Zulia."

As a result of the tangled history, any talk of installing a U.S. presence in the area inevitably stirs nationalist passions. Chávez has stated that "We will not allow the Colombian government to give La Guajira to the empire,” referring to the U.S. As media reports surfaced, local authorities in the Guajira raised their voices in protest. Eber Chacón, a Chávez supporter and the Mayor of Páez, a local indigenous municipality, called on the Wayúu in Colombia and Venezuela to repudiate attempts by the Venezuelan opposition to divide them with their "autonomist and separatist positions." Chacón added that installing a U.S. base in Guajira would represent a potential threat to hemispheric security.

From Manta to Colombia

How did we get to the point where the U.S. is actually thinking about closing its military base in Manta, Ecuador and opening a new one in Colombia? That is a question I seek to answer in my book, Revolution! South America and the Rise of the New Left (Palgrave-Macmillan), just released in April of this year.

In Ecuador it is difficult to ignore the public climate of hostility towards the U.S. military base at Manta, which is used for drug over flights of Colombian air space. The facility, located 160 miles southwest of Quito on the coast, is a large installation which is technically not controlled by the United States but belongs to the Ecuadoran air force.

Many Ecuadorans believe that the United States is trying to draw their nation more deeply into the Colombian conflict, which has spilled over the border. The air base at Manta was leased to the U.S. military for 10 years in 1999, and President Rafael Correa made it clear even before he was elected that he did not plan to extend the lease once it expired in 2009.

During a trip to Quito, I found myself on the campus of the city’s Catholic University. At a table, a woman was registering people to go on a bus trip to the coast to protest the base at Manta. In the hallway, I met Gualdemar Jiménez, a local activist.

U.S. Air Base at Manta: A Social Disaster

“Manta used to be a purely fishing town,” he explained. “Now the fishermen don’t have access to certain parts of the ocean, which are closed off for security reasons.” On the sea, U.S marines had intercepted Ecuadoran boats, even sinking some vessels. “The marines are not the Ecuadoran coast guard,” Jiménez declared indignantly.

He went on to tick off a number of other problems associated with the U.S. airbase. For example, the base had gradually expanded over time. This expansion had displaced campesino farmers from their traditional lands. In addition, there had been environmental damage: within the local area, hillsides had been destroyed in an effort to acquire the necessary raw materials to mix asphalt and repave the runway.

The Manta air base contributes some $7 million to the local economy annually, but activists are critical of the lack of real economic development in the area. The marines don’t do any shopping in Ecuadoran markets, nor do they utilize local transportation. “The only thing they contribute to is local discos and prostitution,” Jiménez explained bitterly.

“What you´re describing is hardly unique,” I remarked. “It reminds me of the history of other U.S. military bases.”

“It´s a trend that is repeated around the world,” Jiménez said. “In Vietnam, you had houses of prostitution springing up as well.”

Now that Correa is likely to give the U.S. the boot, the Americans must figure out where they may go next. The Defense Department doesn’t have too many options: across South America, Pink Tide nations are unlikely to host a prolonged U.S. military presence on their soil. About the only country which might agree is Colombia, but for different reasons such a move would prove perilous.

If U.S. troops were deployed to Colombia, they would be stationed in the middle of a war zone and would be exposed to attacks by the FARC. Politically, opening a new base on Colombian soil would further antagonize Chávez across the border. Whether the Pentagon decides to station its base in Guajira amongst the Wayúu or elsewhere in Colombia, the installation is likely to give rise to prostitution and other negative social consequences for the local population, just like Manta.

Go around on popular servers such as blizzard, and if you are a member, open your igloo, and advertise your party in the town! Lots of penguins will come to your igloo!
I made 1.1 million coins, by going around on each server, and making 10000 coins on EVERY SINGLE SERVER! in the end, after about three months of not much spending, i had 1.1 million coins!
Also, whenever there is a party, collect the free item, because it could become rare later on!
Same applys for the pin. Whenever a new pin comes out, always get it, because its free!

Tips

Membership is about $55 a year, $35 every six months, or $6 a month.
Get lots of coins before becoming a member so you can spend more time having fun and less time getting coins.
Be friendly.
Make sure you read the newspaper a lot. It will help you get around.
Become a secret agent, also a tour guide because you get to help other penguins and get different items.
Only get silly stuff if you really need it, for example, if you need it for April Fool's or a silly joker party, etc.
A good combo is the headphones, mask, a hoodie, and sneakers.
Don't just click on a player card and ask to be buddies. Say "Hi" first and then ask.

Warnings

Always feed your puffles, play with them, and give them rest. Otherwise, they will run away.
Make sure you want to be a member before you pay all of that money.
Before paying for Club Penguin membership play it for a long time to make sure you don't get bored.

Foreclosure Scam Arrest ~ San Diego

The San Diego District Attorney's Office anounced the arrest or four people allegedly involved in a home foreclosure rescue scam that victimized at least 400 homeowners in San Diego County.

"The defendants preyed on mostly non-English speaking Hispanic homeowners who were in foreclosure, claiming to offer assistance in preventing the victims from losing their homes," said District Attorney Bonnie Dumanis. "These transactions were illegal and left the victims even worse off than they were before. Some of the victims have been evicted from their own homes when this scheme failed."

On Wednesday, investigators from the District Attorney's Office and FBI agents served arrest and search warrants in Carlsbad.

William Hutchings, 62, was arrested, along with Xiaoke Li, 43, Edgar Martinez, 30, and Diego Gil Gil, 38 were charged with conspiracy, grand theft and deceitful practices as foreclosure consultants.

A fifth suspect, Shawna Landis, 29, remains at large, Dumanis said.

Martinez and Gil were arrested as they were giving a presentation to more than 50 prospective victims, Dumanis said.

"The defendants were allegedly engaged in a widespread foreclosure rescue scam, in which they acquired grant deeds to homes in foreclosure, based on untrue or misleading statements that their land-grant program would prevent homeowners from losing their homes through foreclosure," Dumanis said.

Dumanis said two methods were used for inducing owners of residences in foreclosure to participate in a so-called land grant program.

One method required homeowners to pay a one-time fee of up to $10,000 to put their property in a land grant.

The second method was a lease back scheme in which homeowners paid the suspects $500 or more and then transferred their property via grant deeds to the defendants for no consideration and then made monthly payments to the defendants, purportedly to rent their homes back from the defendants.

In both scenarios, homeowners were eventually foreclosed on and evicted and retained no legally recognized title to the property, Dumanis said.

Losses so far are in the hundreds of thousands of dollars, she said.
Some of the victims who have been evicted from their homes are difficult to locate and more victims are being sought, Dumanis said.

Keith Slotter, FBI Special Agent in Charge of the San Diego Office, said the crime of mortgage fraud is a difficult and challenging problem in today's society.

"I find it particularly atrocious when individuals will take advantage of others whom they know are experiencing sometimes extreme financial hardship," Slotter said. "To see this happen is truly, truly reprehensible."

In addition to the criminal case, the state Attorney General served a civil injunction and temporary restraining order against the defendants, who also used the business names of Federal Land Grant Company, Land Grant Services and KBS Resources.

"There hasn't been a legitimate use of the land grant since the conclusion of the Mexican-American War," said Attorney General Jerry Brown. "If some fast-talking scam artist offers a quick escape from foreclosure using archaic documents, be extremely suspicious."

The District Attorney's Office and the FBI asked all victims who signed over their properties to the defendants and/or the companies to call a DA hotline at 619-531-4475 to provide current contact information for the purposes of prosecution and possible restitution.

Prosecutors said there are many more victims throughout the state who have not come forward or do not yet realize they have been scammed.

The District Attorney's Office also took the step of freezing the assets and bank accounts of the defendants so restitution might be easier to attain.

Collectively, they are charged with more than 100 counts and each face up to 44 years in prison if convicted.

Mother's day in the United States was supposed to be about a day where Mothers united to seek peace after the American Civil War. It is bitterly ironic that today's Mothers also pray for peace and the safe return or their husbands and sons, daughters and sisters from an extremely long war in Iraq. So in honor of those serving overseas we will celebrate this years Mother's Day the way it was intended for by Julia Ward Howe back in 1870 when she wrote the following Proclamation:

4. Drive if you Must!!!
Try to avoid leisure driving. Not only are you conserving oil, but help avoid contamination and improve air quality. So shop locally instead of hitting the road for all your errands.

5. Try using Eco friendly products.
There are lots of Eco, earth friendly, green products in the market nowadays. Try some instead of your normal household cleaning products and feel good that you are adding less contaminants in the environment.

Well Valentine's Day is here and we asked you what you were doing on myspace.

1. Some of you said you were going to go out to a casual dinner with your Valentine. You didn't like too much romance and wanted to keep it casual. But wine was part of the deal so I still consider that romantic. Great Idea!
2. Other said you were going to get all decked out and go out to a fancy dinner with your beau. That sounds like your Valentine treats you nice.

Here are some tips to make this season a little more stress free.

1) Ask, ask, ask. Make sure you come prepared with the right questions to ask your tax preparer. Tax laws are constantly changing and so are our financial situations. Make sure your tax preparer is aware of your situation. Ask about your tax preparers qualifications. What licenses does he/she have? How long have they’ve been practicing? What is their specialty? Do they outsource? How long is the preparation? Will they share your information? Do they believe you are paying too much, or little?

2) Bring, bring, bring. Make sure you come prepared with all your documents. Many delays have to do with clients not bringing all necessary documentation.
Ask your tax preparer to make a list of the specific documents you need to provide.

3) Be Cautious. Who doesn’t love saving money on their taxes, but there’s a difference between taking legitimate tax strategies and outright cheating. Unfortunately, some tax preparers take advantage of the fact that taxes are confusing and stressful, and they may make promises they can’t keep. If a tax preparer makes a mistake on your tax return, you'll be responsible for unpaid taxes, penalties, and interests.

Things to Keep in Mind:

1. A CPA is a professional accountant licensed by the state. Best for corporate accounting, tax audits, and business consulting. Many CPA’s charge a marginal difference than other tax preparers, but give a more precise and personalized service.

2. An Enrolled Agent is a tax professional licensed by the IRS. Best for complex tax issues, tax audits, and responding to tax collectors.

3. A Tax Preparer may be registered by the state. Best for straightforward tax returns.

4. The national Tax Franchises are your H&R Block, Jackson Hewitt, and Liberty Tax. Offices nationwide and in many convenient locations like supermarkets. Often fast, courteous, and convenient. But some employees will be less trained than others.

5. Expect to pay from $150 to $450, depending on how complicated your tax return is.

One of the trendiest foods has finally reached Chula Vista. Tart Frozen Yogurts. It's not the kind of frozen yogurt that was popular in the eighties. No this yogurt is fresh, light, unique, low cal and goes great with fresh fruit.

Tart frozen yogurt has been around in trendy Los Angeles and Beverly Hills, with big celebs like Paris Hilton and others flocking to yogurt shops to get their fix of Tart. But residents of Chula Vista have not experienced one of the pleasures that tart frozen yogurt offers. But finally they can.

Just opened in early January of 2008, Pure came to the rescue!

Pure Frozen Yogurt a self-serve frozen yogurt shop with an ultra-hip feel and environmentally conscious attitude. Pure has ten flavors with a lot of tart options and nearly 50 toppings to choose from. "Our goal is to create an atmosphere that people feel good about and want to be a part of." Says the owner of the shop.

The shop is located just east of the 805 on Telegraph Canyon Road in the Vons Shopping Center.

Pure, an environmentally-aware self-serve frozen yogurt shop, with tart flavors and shaved ice. Pure has no styrofoam cups and carries ten flavors, including all the tart favorites (plain, green tea, peach, etc.), as well as the ice-creamy flavors like mint, vanilla, and chocolate. Wide selection of toppings (fresh fruit, cereal, nuts, cookies, mochi...). 38 cents an ounce. The tarts has a fabulously creamy consistency. Best of all it is self-serve. This way you get to serve it your way!

The shop is clean and beautifully decorated (pretty painted trees), the service is very friendly and helpful, and the nutritional facts are in full view!

The new fresh and easy grocery store opened in our neighborhood in Chula Vista and we just had to check it out. Conveniently located in the Costco shopping center across from K-Mart, this new and inviting small neighborhood grocery store is easy to find and access. We were immediately impressed with the clean, organized and well stocked assortment of fine quality foods we found.

The chicken and meats nicely packed in see through containers. The produced hand picked and also prepackaged for ease and convenience. The assortment of fine quality foods throughout made it more difficult for us to do our quick round of shopping.

At fresh and easy you can also find European and other foreign name brands at very reasonable prices.

Self check-out is also available and helps control the cost savings passed on to consumers.
Cleanliness is important to fresh and easy and can be easily noticed by their clean store, carts and wipes at the entrance and exit of the store. Wipes are available to clean your cart before or after shopping. Or to clean your hands! "Good Idea!"

We really enjoyed our visit and are sure to make it a regular stop while grocery shopping.

The Otay Ranch Center in East Chula Vista has now opened its long anticipated AMC Movie Theathers, offering locals a great new reason to go watch a movie.

It was quite sometime since I took my kids to watch a movie, and now that the new AMC movies was opened just minutes from my home, I had no excuse. So we took our kids to see the new movie, "The Chipmunks". The kids enjoyed the movie and I really enjoyed watching it in a nice, clean, new state of the art movie theatre.

Happy New Years to all. It is now 2008 and this new year already brings new additions to our Eastlake neighborhood in Chula Vista. One of our new neighbors in The Brew House in Eastlake. Right in our own Eastlake Design District Shopping Center we finally have a Restaurant at the Design District Center. The Brew House is a great place to meet friends or family to enjoy great food with The Brew Houses special Brews, or to catch a game on their various large flat screens.

The staff is friendly and nice. The establishment was very nicely decorated, the owners did not skimp on anything. Great atmosphere, and a pleasure to have in our neighborhood. Their brews range from Palomar Pale ale, or Bonita Blond, or my favorite the Amber Ale. Different Brews for your own particular taste.
Menu items include a wide array of burgers, salads, and appetizers.
My Gorgonzola, pear, salad was very good.
